Project Planning and Full Design for the Renovation of a Residential Building in Helsinki

Project planning for the renovation of residential buildings in Koskela, Helsinki, with an option for full design as a design team led by a chief designer. The full design includes main, architectural, landscape, structural, HVAC, electrical, and foundation design, as well as elevator consulting, including BIM modeling. The accuracy of BIM modeling is specified in the tender documents. For BIM modeling, the client provides photogrammetric measurements of the building facades, roofs, and plot, as well as point clouds of common areas and typical apartments. The design procurement includes obligations under building law and official requirements for building permits, including BIM requirements for both the permit and acceptance phases across all design disciplines. Applications for deviation decisions and placement permits/agreements are part of the design task if required. The renovation object is a rental housing property owned by Helsingin kaupungin asunnot Oy, a senior housing complex, located on Helsinki city plot 26973/4 (Juhana-Herttuan tie 15, 00600 Helsinki).
