Landscape Architecture Services for General Renovation and Development of Oberroning Middle and Realschule

Landscape architecture services according to § 39 para. 3 HOAI in conjunction with Annex 10 No. 10.1 for service phases 5 to 9 and supplementary special services: takeover, technical review and, if necessary, optimization of the existing design and approval planning (service phases 3 and 4) regarding functionality, economic efficiency, and costs, if necessary, revision of the approval planning including creation and submission of amendment planning, cost calculations according to DIN 276, determination and documentation of monument-related additional expenses, monitoring of defect rectification within the limitation periods (service phase 9), creation of complete as-built documentation including revision documents, and development of maintenance and care instructions for the outdoor facilities. The commissioning is carried out in construction phases and stages: Stage 1 includes service phase 5 (execution planning), service phases 6 and 7 (preparation and assistance in procurement) and special services; Stage 2 includes service phases 8 and 9 (object supervision and object support) and special services. The overall measure comprises the structural reorganization of the Real- and Mittelschule Oberroning, including the demolition of a school extension from the 1970s and its replacement with a new building, partial general renovation, and conversion of listed existing buildings. The total investment, according to cost calculation, is approximately 57 million Euro. Planning optimization included reducing building cubature and processing area by approximately 3,320 m². The outdoor facilities comprise break, access, sports, and green areas with a total area of approximately 20,960 m², including 28 required car parking spaces, designed for approximately 720 students. The overall measure is divided into the building sections BT A (former monastery), BT B (former school wings), BT C (new building), BT D (demolition of the 1970s school extension), BT E (energy center), and BT F (new gymnasium). Construction will be carried out in two construction phases. Construction started in October 2025, with a total construction period of more than five years.
