Project Planning for New Jesenec Senior Home
Project planning for the new construction of a senior home in Jesenec: Preparation of complete project and execution documentation for a new facility providing social services for 70 clients with reduced self-sufficiency. The design must be barrier-free and meet specific requirements for safety, hygiene, operational standards for social services, and energy efficiency. The planning includes the demolition of existing buildings (house number 109 and a farm building on plot parc. č. st. 28/2), the complete design of the affected plots with paved and unpaved outdoor areas, landscaping, and connection to transport and technical infrastructure. The building is designed as three interconnected masses situated along a contour line, connected by a central communication object ensuring barrier-free access to all floors via lifts and stairs. The 1st above-ground floor is exclusively for staff (administrative facilities, changing rooms, day rooms, kitchen, laundry, storage, technical operations, covered parking spaces, waste management); Object A also includes a separately accessible space for small services usable by clients and the public. The 2nd above-ground floor forms the main entrance level for clients and visitors, with a foyer and connection to short-term parking spaces; this level will house client rooms (with balconies) in Objects A and B, common dining rooms with kitchenettes, a library, a playroom, social worker offices, physiotherapy, and rehabilitation. Object C will contain an underground parking lot for staff. The 3rd above-ground floor includes the largest part of the accommodation capacities and the main facilities for medical and care staff, including a chapel and a farewell room. Rooms are supplemented by dining rooms, libraries, and common rooms. This level includes an outdoor courtyard with amenities (gazebo, planting, exercise elements, raised beds). The 4th and 5th above-ground floors are part of Object C only and contain single rooms (some with balconies or garden access). Higher floors include offices and smaller operational facilities. The communication object in this part is designed as a glazed superstructure. The design will also include a wastewater treatment plant (ČOV) with infiltration, as the municipality of Jesenec is not connected to the sewage system. Parking areas will be designed at several height levels in accordance with applicable regulations. The individual objects will be connected by connecting corridors. The project scope includes an operational cost analysis with alternative solutions for energy sources and energy intensity influenced by the technical design of the pavilion. The analysis will provide 3 variants of investment vs. operational costs with a 10-year outlook. The documentation will cover all professional parts: plumbing, heating, cooling, measurement and control, ventilation, air conditioning, low current, electrical installation, interior equipment, medical technologies and their distribution, mechanical equipment, rainwater management and reuse, design of PV panels, and color and material design for all internal and external surfaces. The documentation will also address modifications to existing paved outdoor areas and the connection of the object to transport and technical infrastructure. The basis for the project documentation is the architectural study „Domov pro seniory Jesenec – výstavba nové budovy“. The project documentation at all stages will be prepared using the BIM method, including the creation of a building information model (IMS) and information containers, as specified in the BIM protocol and its appendices (Information Exchange Requirements (EIR), preliminary BIM Execution Plan).
