Building Management System for Ludwigshöhviertel Family Center, former Barracks Building 4004
New installation of building automation (BMS and MCR technology) for the control, regulation, monitoring, and operation of central technical systems in the core-renovated Ludwigshöhviertel Family Center: Establishment of a central automation hub ASP 01 in room RLT UG_006 in the basement; manufacturer-neutral automation based on BACnet/IP with an automation station, associated input and output modules, control cabinet technology, and a local operating and monitoring level via a 21" panel PC/touch display; web-enabled, standalone system connected to the building network for remote IP access. Integration of three central air handling units (including field devices, dampers, fans, heating registers, MCR functions), heat generation and heating system (including heat pump, district heating transfer, heat exchangers, pump groups, control valves, temperature and pressure acquisition), full control integration of the district heating transfer station, heat pump (including Modbus interface, potential-free signals, control functions), central sanitary technology (lifting systems, hygiene flushing), energy and consumption meters via M-Bus/data interfaces. No room automation or individual room control for underfloor heating. Supply of necessary field devices such as temperature, pressure, differential pressure sensors, frost protection monitors, control valves. Integration of fire protection functions of the air handling units (monitoring/control of fire dampers, integration of duct smoke detectors, shutdown of air-moving systems in case of fire), including joint fire control matrix test. Local manual/emergency operating level in the control cabinet for pumps, fans, dampers, valves. E-mail/SMS notification for hazard and fault messages (fire alarm, duct smoke detectors, high water alarm). Creation of cable lists, floor plan entries, cable markings, connection work, and coordination with electrical, heating, sanitary, and ventilation trades. Complete programming, parameterization, commissioning, functional testing, regulation, documentation of the building automation, and handover of software and project data. Planned execution times: Planning coordination by 16.11.2026, site work start 07.12.2026, BMS/MCR completion 20.01.2028 (370 days after execution start). Start of execution within 12 working days after request (expected by 02.11.2026). Completion within 370 working days after the deadline for execution start.
