Planning services for the complex renovation of Csapókerti Primary School: Preparation of the necessary planning documentation, including photo documentation prior to renovation as part of the approval plan. The planning documentation to be delivered includes approval planning documentation with cost estimate and renovation schedule, and execution planning documentation with priced and unpriced budget according to renovation requirements. The facility is a primary school on a plot area of 7,568.95 m², with a current built-up area of 38.38%, a built-up gross floor area of 2,904.95 m², and a net floor area of 2,977.96 m² (the entire area is affected by the renovation). The building is detached, has a basement, ground floor, and an upper floor. Maximum built-up area is 40%, maximum building height 9.5 m, minimum green area 40%, floor area ratio 1.25 m²/m². The zoning classification is Vi-Sz/6. The building is under local protection according to Decree 19/2023. (VI.22.) of the General Assembly of the Municipality of Debrecen. The planned renovation covers: 1. Renovation of roof structures, repair work after leaks (thermal and waterproofing). 2. Energy and internal modernizations, including renovation of the electrical network and related fittings and cabinets. 3. Modernization of the heating system. 4. Creation of a community space, renovation and creation of wet blocks. 5. Full renovation of the gymnasium. 6. Courtyard development. 7. Renovation of the two buildings functioning as dining halls. 8. Creation of an outdoor "classroom" in the front garden. 9. Renovation and, if necessary, replacement of fences and gates. 10. Review of fire protection systems according to the building's function, and examination of feasibility according to legal obligations. 11. Investigation of the possibility of expanding the solar panel system. The building needs to be made accessible for usability, considering legal requirements; an accessible entrance is already available, but there is no accessible toilet. Required specialist disciplines include architecture, structural engineering, wood protection, building services, electrical engineering, landscape architecture, utilities, fire protection, and an accessible design chapter. The approval planning documentation must minimally include a survey of the current state (architectural, mechanical, electrical, structural, and all relevant disciplines), a proposed site plan, floor plan variations, altered facades, a short technical description of the proposed building materials, specialist technical descriptions (mechanical, electrical, low current, etc.) with associated proposed solutions, uncovering hidden structures with temporary restoration where possible without disturbing operation, an energy calculation for the existing and planned state, a certified energy certificate for the existing state, photo documentation, and a cost estimate. The execution planning documentation must include the technical content as specified in Government Decree 191/2009. (IX.15.) and a room book, all specialist parts required for execution, consignment of built-in furniture and unique structures, detailed drawings for their manufacturing, and a priced and unpriced budget. Other designer tasks include bi-weekly consultations (maximum) during the planning phase, plan approval by the preparatory client's representatives, answering questions and remedying deficiencies during the public procurement procedure for contractor selection, and designer supervision according to § 8 of Decree 25/2024.
