Planning services for the renovation of the Janus Pannonius Gymnasium building in Pécs: Preparation of permit and execution plan documentation for a net floor area of 3,303 m² on a plot of 2,396 m². Services include the renovation of the building's exterior and interior areas, covering architectural works such as replacement of facade openings, insulation of facade and plinth, attic slab insulation, replacement/repair of internal openings, review of roof structure (static and wood protection) with potential repairs, static examination of ceilings and planning, planning of waterproofing for basement classrooms, renovation of gymnasium wet blocks and changing rooms, renovation of classroom flooring, shading, basic painting, examination and planning of accessibility options, and planning of lifting equipment and elevators, as well as planning of floor plan modifications and built-in furniture if necessary. Mechanical works involve the review and renovation of stormwater drainage and networks, complete renovation of water and wastewater networks, and modernization of heating (pipes, radiators, thermostats), development/modernization of ventilation for internal rooms and washrooms, and examination and planning of cooling. Electrical works include the replacement and modernization of the high-voltage network, review and potential planning of electrical capacity expansion, planning of new connections and metering points for network development, preparation of layout drawings for distribution-main meters, modernization of lighting in all rooms, installation of a fire alarm system and potentially a heat and smoke extraction system, review/planning of the structural network (alarm-internet), and examination and planning of solar panel placement. Planning must consider monument protection regulations. The contractor collaborates with a plan controller and cost expert provided by the Ministry of Construction and Transport, coordinates and approves plans with the Heritage Protection Authority, prepares construction history scientific documentation, building diagnostics, and a value inventory for the monument building. Services also include support for the execution procurement procedure and designer supervision (twice monthly) throughout the construction phase.
