Planning Services for the Renovation of Szivárvány Gyermekház

Planning services for the renovation of Szivárvány Gyermekház in Pécs, Dr. Veress Endre u. 6.: Partial demolition, targeted structural reinforcement, and complete renovation of the existing building with a plot area of 8,889 m² and a current gross floor area of 3,400 m² (ground floor: 1,700 m², first floor: 1,700 m²). Services include the preparation of 3 concept designs with cost estimates, followed by approval and execution planning. Concepts must adhere to a total floor area limit of approximately 1,160 m² and a budget of 920,689,528 Ft. Further tasks include the analysis of partial demolition alternatives, targeted reinforcement of critical structural elements (IMS structure, space frame-like supports), complex accessibility for the building and its surroundings, creation of accessible parking, environmental planning, rainwater management, parking design, static documentation for flat roofs in case of flood testing, fire protection review and proposals. The general planner is responsible for the selection of specialist planners, support for the procurement process for construction execution, and designer supervision (twice monthly during the construction phase). Also included are the preparation and responsibility for cost calculations and estimates, as well as expert tasks according to Ábtv. 19. § (4) and 22. §. For interventions on existing floor, wall, or ceiling structures, surveying/uncovering/restoring layer structures, moisture measurements, documentation, and assessment of waterproofing layers are required.
