Energy Efficiency Increase for Residential Blocks in Geoagiu
Thermal rehabilitation of building envelope elements and modernization of technical systems for residential blocks in Geoagiu: Insulation of glazed facade parts by replacing existing exterior joinery, including building access, with high-performance thermal insulation joinery (PVC, triple-pane, low-E coating, inert gas filling, radiant barrier) with an R’min of 0.83 m²K/W; replacement of interior joinery (access doors and windows to unheated or insufficiently heated spaces); doors equipped with automatic closing devices; installation of self-regulating ventilation flaps. Insulation of opaque facade parts by thermal insulation of exterior walls with 20 cm mineral wool; thermal and hydro-insulation of the terrace or the top floor slab if a roof truss exists. Thermal insulation of balconies and/or loggias with thermal insulation joinery, including parapet insulation. Thermal insulation of the floor slab over the ground/unheated basement. Thermal insulation of walls separating the heated area from other unheated common spaces. Thermal insulation of reveals and sills with 2 cm high-density basalt mineral wool and protection with reinforced plaster mass with fiberglass mesh. Thermal insulation of the building plinth with 20 cm mineral wool and protection with structured impermeable but vapor-permeable mortar, extending the insulation 40 cm below the CTS level. Further works include the repair of the protective pavement, hydro-insulation of the plinth and rehabilitation of green areas, dismantling of roofing and wooden truss, dismantling and reconstruction of the waterproofing layer at access canopies, construction of a wooden truss and profiled ceramic tile roofing (including accessories), replacement of the rainwater collection system, repair of facade construction elements with potential detachment risk, and refurbishment of interior finishes in intervention areas. Improvement/modernization of building technical systems: Installation/rehabilitation/modernization of centralized ventilation systems with a minimum of 75% heat recovery or natural/mechanical ventilation solutions (devices/slits/grilles for controlled aeration); equipping apartments with ventilation grilles. Reconstruction of ventilation ducts in apartments to maintain natural ventilation. Installation of a ventilation system for common spaces with fans in each stairwell, powered by the national electricity grid. Further works include a new electrical installation for common areas, LED lighting with natural light sensors for common and exterior areas, lightning protection system and surge arresters for electrical supply. Installation of an on-grid photovoltaic system (3 kWp) consisting of 8 monocrystalline PV panels (375-380 Wp), 1 aluminum support system for roofs, 1 single-phase ON-GRID solar inverter (3 kW), 1 single-phase bidirectional meter, 1 monitoring stick, 100 ml PV cable (black + red), 1 complete set of connectors, and a three-phase inverter (3 kW). Installation or completion of the grounding belt during equipment mounting and grounding of their metallic casings. Installation of electric radiators on each level of the stairwell. Completion of the existing electrical panel with automatic circuit breakers for the electric radiator circuits. Further items as per the tender documents.
