The building includes 3 living groups with 6 residents each (18 residents total), each room with a barrier-free bathroom (walk-in shower 120x120cm), room widths of 3.25m and room sizes of 16.90m², a living area of 45m² for 6 residents, a supervisor area on the ground floor, and 5 apartments with separate access. A partial basement with technical areas, storage areas, visitor WC, IT, laundry room, and laundry is planned. The building is classified as GK3 for fire protection. The structural design is conventional solid construction with regular load-bearing axes at 4.00m spacing, featuring solid flat slabs (approx. 22cm), load-bearing partition walls (20cm, stairwell possibly 24cm) and load-bearing external walls (20cm calcium silicate + ETICS). An insulated concrete flat slab above the 2nd floor and a wooden roof truss for the saddle roof are planned. The balconies/loggias are designed as self-supporting steel constructions (optionally with concrete slabs on Isokorb for the 1st and 2nd floor). Foundations are strip and individual foundations. Commissioning is staged: Stage 1 includes service phases 1-4, including the special service "proof of earthquake protection"; Stage 2 includes service phases 5-6, including the special service "engineering control of the structural execution for conformity with the checked static documents" (service phase 8). There is no legal claim to full commissioning. Planning is scheduled to start after the award, completion of LPH 3 by February 2027, construction start by autumn 2027, and completion by spring 2029. The cost estimate (as of 12/2025) amounts to KG 300 €2,510,100.00 gross and KG 400 €1,142,400.00 gross.
