Open Space Planning for New Construction of Municipal Depot Unterer Auenweg Leutkirch i.A.

Open space planning for the new construction of a municipal depot in Leutkirch im Allgäu: Consideration of approx. 3,500 m² permeable surface (paved areas, parking lots), approx. 7,700 m² sealed surface (paths and courtyard, washing area, material storage areas, asphalted), approx. 2,000 m² remaining green space, fences/enclosures, and green roofs. Optionally, a rainwater collector with a retention capacity for approx. 14 days (approx. 40 m³) is planned. A permeable storage area "S" of approx. 4,350 m² is to be planned up to and including service phase 4, but its realization is still open and not included in the costs. The project includes the new construction of a two-story office and common room building for 55 employees, three workshop buildings (for electrical, carpentry & joinery; masonry & construction crew, traffic technology; gardening, locksmith, vehicle workshop), a vehicle hall as a timber-hybrid building (approx. 2,100 m² gross floor area (R)), 38 covered parking spaces, and the planning of a photovoltaic system (approx. 5,000 m²). For the vehicle workshop, a ceiling crane with 5 t load capacity, a lifting platform for narrow-gauge vehicles, a column lifting platform for cars, and storage for 3,000 l diesel, oil, and lubricants are to be provided. The administrative building aims for KfW Efficiency House Standard 40. The cost ceiling for the depot is 15 million € gross (cost groups 200-700), with approx. 10 million € gross for cost groups 300+400 and approx. 1 million € gross for cost group 500 (as of 2026). Drainage planning for the building permit must be carried out concurrently with the new water rights procedure, and the necessary structures must be built parallel to the earthworks. Planning services are to commence immediately after commissioning, with completion of the building aimed for mid-2029; further items as per the tender documents.
