General planning services for the construction of a new research and laboratory building HI-TAC and an extension building CMRA: The HI-TAC building comprises approx. 2,121 m² NUF 1-6, highly installed laboratory areas for medical research, S1/S2 biological-wet-preparative laboratories, as well as modern office, meeting, and communication areas for approx. 120 people, distributed over 5 above-ground floors plus a technical roof floor with a gross floor area (BGF) of approx. 5,000 m² and a cost limit of 36.8 million EUR gross (KGR 100-600). The CMRA extension building is planned for use analogous to HI-TAC, covering an area of 1,616 m² NUF 1-6 for approx. 100 employees, with 4 above-ground floors without a technical roof floor, a BGF of approx. 3,800 m², and a cost limit of 29.6 million EUR gross (KGR 100-600). General planning services for phases 2-4 are to be performed between January 2027 and April 2028. The projects must be planned and executed jointly but considered and accounted for separately. The University of Heidelberg is the client. As a basis for phases 2 to 4, a system planning previously created by Drees & Sommer (Digitales Bauen) will be provided, whose results must be used, continued, and integrated. An extended requirement for serial, modularized office, building services (TGA), and laboratory interior fit-out, including grid logic, module definitions, shaft and routing concept, rationalized building geometry, BIM data structure, type catalog, serial system definition, and product manual, must be considered, and an integration concept developed. The validation, integration, and continuation of these fundamentals are part of phases 2 to 4. The HI-TAC building must be recognizable as a standalone structure. The CMRA sub-project is part of the 'Schnellbauinitiative BW'. A current soil report is in preparation, no contamination according to the contaminated sites register. Soil backfills of approx. 6 m thickness are expected. A shelter on the property under the CMRA footprint must be considered in the planning task.
